What to Expect When Building a Custom Home

It takes longer than you think

The first thing most clients tell us after completing a custom home project is that they wish someone had been more upfront about the timeline at the beginning. So we will be upfront now. From first conversation to moving into a completed home, a custom residential project typically takes between two and four years. Sometimes longer. Rarely shorter.

This is not a failure of efficiency. It is the reality of what it takes to design and build something specific, considered, and built to last. Understanding the timeline before you begin makes the process significantly less stressful. It also helps you make better decisions at each stage rather than rushing through phases to recover lost time.

Stage one — brief and feasibility

The process begins with conversations, not drawings. We spend the first weeks understanding what you need, what you want, and what your site and budget will allow. These three things are rarely in perfect alignment at the start of a project, and part of our job is to help you understand where the gaps are and how to close them.

At the end of this stage you will have a clear brief, a realistic budget range, and an honest assessment of what is achievable on your site. This foundation is what everything else is built on. Projects that skip it or rush through it tend to encounter the same problems later, at greater cost.

Stage two — design

Design happens in phases, moving from broad concepts to fine detail. In the early phase we are working at the level of the whole — how the building sits on the site, how spaces relate to each other, how the building will feel to move through. We produce drawings and physical models, and we review them with you in detail before moving forward.

As the design develops, the decisions become more specific. Materials, window types, ceiling heights, the position of a kitchen island. Each decision connects to others. By the end of the design phase, every significant aspect of the building has been resolved on paper — which is exactly where you want to resolve things, not on site.

Stage three — planning and approvals

Before construction can begin, the design must be approved by the relevant planning authority. This stage can be straightforward or complicated depending on your site, its location, and the nature of the proposal. We manage the submission, respond to any queries from the authority, and advise you on the likelihood of approval at each stage.

Planning timelines vary significantly by location. In some areas, a decision arrives within eight weeks. In others, particularly for more complex proposals or sensitive sites, the process can take considerably longer. Building in realistic contingency for this stage at the start of the project saves a great deal of frustration later.

Stage four — construction

Once approvals are in place and a contractor is appointed, construction begins. This is the stage that feels most tangible — the one where the project becomes visible in the physical world. It is also the stage where the quality of the preparation that preceded it becomes apparent.

We remain involved throughout construction, visiting site regularly, reviewing the contractor's work against the drawings, and making decisions on the details that always arise during building regardless of how thoroughly the design was resolved on paper. Our presence on site is not ceremonial. It is the mechanism by which the design intent is actually delivered.

Moving in

Completion is rarely a single moment. There is a snagging process — a detailed review of the finished building against the specification, followed by the contractor remedying anything that does not meet the required standard. This takes time, and it is worth doing properly.

When you do move in, you will be moving into a building that was made specifically for you — for the way you live, the light you wanted, the spaces your daily life actually requires. That specificity is what custom architecture is for. It does not happen quickly or cheaply, but for the clients who have been through the process with us, it is without exception the right decision.
